A larger deposit reduces the loan and the interest, and a lower loan-to-value often earns a better rate. A shorter term raises the monthly payment but slashes total interest. This estimate covers principal and interest only — budget separately for taxes, insurance and fees.

Amortization on (price − deposit): payment = P·r·(1+r)ⁿ / ((1+r)ⁿ−1).
Does it include taxes?
No — it's principal + interest. Add property tax, insurance and fees separately.
